A BUILDING WORKS

1. Substructure

  • Reinforced concrete bases, strip footings and ground beams.
  • Reinforced concrete columns.
  • Reinforced concrete surface beds.

2. Concrete Work

  • Reinforced concrete columns, beams, staircase, intermediate slab and sloping roof with an area of flat roof.

3. Block work

  • Generally 200 mm thick block wall and 100 mm thick block wall in toilets and bathrooms.
  • In filled block wall between apartments and duplexes to provide sound proofed partitions.

4. Wood work and metal work

  • Stainless steel balustrades and timber handrails to staircases and veranda.
  • Balau timber skirting to internal area and staircases.

5. Windows and doors

  • Bronze anodised aluminium windows and doors with clear glazing.
  • Solid timber doors with timber framing and architraves to internal areas.
  • Timber doors provided with good quality locksets and handles.
  • Frameless glazed doors to showers.

6. Roof Covering

  • Sloping roof slab covered with slates.
  • Timber structure to veranda and overhangs at roof, covered with slates.
  • Flat area of roof slab treated with waterproofing membrane.

7. External walls finishes

  • Smooth renders finish to walls and emulsion paint.
  • Some areas of walls cladded with stone.

8 Internal Finishes

8.1 Wall Finishes

  • Generally smooth render and emulsion paint.
  • Ceramic tiles to door height in showers.
  • Ceramic tiles 450 mm high on walls above worktops.

8.2 Floor Finishes

  • Homogeneous ceramic tiles to floors in kitchen, toilets, verandas, balconies, staircase and entrance lobby.
  • Timber flooring to bedrooms, living, lounge, dinning area and internal staircase.

8.3 Ceiling finishes

  • Generally render and emulsion paint to soffit of slabs.
  • Gypsum plaster false ceiling to bedrooms.

9 Fittings

  • High and low kitchen cabin / shelves complete with sink, cooker hood, built in oven, dish washer and washing machine.
  • Under counter cabinets in bathrooms with granite tops.
  • Mirrors in bathrooms.

B SERVICES
1 Electrical Installation

  • Individual metering concealed power and lighting installations throughout including accessories.
  • Lighting fittings in common areas and basic light fittings in apartments and duplexes.
  • Lighting points including wall points and ceiling points.
  • Double switched socket outlets in all areas.
  • Shaver points in bathrooms.

2 Sanitary appliances and accessories

  • Good standard sanitary wares, tap wares and accessories.

3 Plumbing installations

  • Hot and Cold water installations to kitchen and bathrooms including waste disposal system.
  • Hot water supplied by solar water system.
  • LPG gas for kitchen oven / cooker.

4 Air conditioning and Ventilation Installation.

  • Split type air conditioning units in bedrooms.
  • Air extractor to bathrooms and toilets.
  • Ceiling fans in lounge and dining.

 

 

5 Fire fighting system

  • 1No. portable fire extinguisher to each apartment and each duplex.
  • Heat detector in kitchen.

  6 Communication Systems

  • 1 No. Telephone point in kitchen, master bedroom, dining and study area.
  • Wiring and socket outlets for satellite TV. 1 No. TV point in master bedroom, TV area and lounge.
  • Interphone and front gate access control system.
